Did you know that rental properties are prone to break ins – in fact, private renters are 63% more likely to be targeted by burglars than owner-occupiers, especially during any non-let periods. If you are one of the many landlords or renters who live in Swindon or Wiltshire, you may want to try and ensure that having a rental property is not public knowledge. Sometimes this is not easy, especially if you need to advertise your vacancy. This month the team at FSR Security have looked at some of the simplest methods for landlords to keep their property safe when vacant and occupied and for renters to ensure they have a safe space... For landlords
- Door and Window Security: Obviously keeping all entries into the property is key. Ensure all exterior doors have deadbolts and reinforce door jambs for added security. Install window locks and if you do have a lower level consider reinforcing basement windows. - Lighting: Immediate and reactive lighting. Keeping entry points and walkways well-lit with motion sensor lights to deter nighttime break-ins. No burglar ever wants to be in the spotlight. - Security Systems: Explore renter-friendly security options like self-monitoring security systems or smart doorbells. At FSR Security we keep up to date with all the latest technology and we can provide remote monitoring options with most of the systems we fit - Tenant Screening: Conduct thorough tenant screenings, including background checks and always check references. Not only to see if they are reliable when it comes to payment, but if possible, ask if there were any break ins at their previous occupancy. - Clear Communication: Clearly outline security expectations in the lease agreement and maintain open communication with tenants about security concerns. - Advertising: If you have furnished property and it is vacant, always try and avoid having signs advertising the fact placed outside – We know this will not be popular with estate agents! You can advertise the property with an estate agent without having the public notice plonked in the garden. Many renters this day will register with estate agents and your property can easily be shown to them on a brochure.. For Renters As a renter, creating a safe and secure living space is essential. While you may not own the property, there are steps you can take to improve your security and peace of mind. Here are some key considerations: - Securing Entry Points: Check the condition of all doors and windows. If they are not in place request the landlord to install deadbolts on exterior doors and consider reinforcing door jams for added security. - Landlord Involvement: Discuss security concerns with your landlord and inquire about their policies on modifications. Some landlords may be open to installing security cameras or peepholes. - Smart Security Solutions: Explore renter-friendly smart security options. Motion sensor lights, self-monitoring security systems, and even smart doorbells can enhance your home's security without requiring permanent installations. - Vigilance and Communication: Get to know your neighbors and establish a sense of community. Report suspicious activity to the authorities and maintain open communication with your landlord about any security issues. Although all these steps listed are what most would see as common sense, overlooking any one can leave your property or living space vulnerable. If you are looking to either rent out a property or to move into a new rental property and have any concerns about security, please feel free to get in touch. When it comes to security, we pride ourselves on being open and helpful and we always believe in helping people protect what matters.
